LOLER stands for the Lifting Operations and Lifting Equipment Regulations 1998. It applies to all lifting equipment used for work including accessories and attachments and covers both lifting loads and people. These regulations require that lifts and other lifting equipment are:
- Safe to use
- Properly maintained
- Subject to regular inspections by a competent person
As an RMC or RTM managing a block of flats, you’re responsible for ensuring that lift equipment is inspected at least every six months by a qualified professional, and that detailed records are kept.
Why does your RMC or RTM need this cover?
Even if your lift is under a maintenance contract, that’s not the same as a LOLER-compliant inspection. Without the proper checks:
- You may be breaching your legal obligations
- You could be held liable if someone is injured
