LOLER COMPLIANCE

Engineering Inspection and Insurance

If your residential block includes a lift, automatic gates, or other mechanical equipment, you have a legal duty to ensure that it is safe, regularly inspected, and properly insured.

Our Engineering Inspection and Insurance service helps your Residential Management Company (RMC) or Right to Manage (RTM) stay compliant with health & safety laws – especially LOLER regulations – while protecting you against the cost of unexpected mechanical failure or injury claims.

What is LOLER?

LOLER stands for the Lifting Operations and Lifting Equipment Regulations 1998. It applies to all lifting equipment used for work including accessories and attachments and covers both lifting loads and people. These regulations require that lifts and other lifting equipment are:

  • Safe to use
  • Properly maintained
  • Subject to regular inspections by a competent person

As an RMC or RTM managing a block of flats, you’re responsible for ensuring that lift equipment is inspected at least every six months by a qualified professional, and that detailed records are kept.

Why does your RMC or RTM need this cover?

Even if your lift is under a maintenance contract, that’s not the same as a LOLER-compliant inspection. Without the proper checks:

  • You may be breaching your legal obligations
  • You could be held liable if someone is injured
  • Your insurance policy could be invalidated in the event of a claim

Our combined Engineering Inspection and Insurance service gives you the statutory inspections and the financial protection you need.

What’s included?

  • Regular LOLER inspections by a qualified engineer
  • Detailed reports to help you stay compliant
  • Insurance cover for sudden and unforeseen damage to equipment
  • Cover for legal defence costs and third-party injury claims

This service typically covers equipment such as:

  • Passenger lifts
  • Stairlifts
  • Goods lifts
  • Electric gates and barriers
  • Pressure systems (if present)

Key benefits:

  • Ensures full LOLER compliance
  • Reduces risk of injury and liability
  • Protects against costly equipment breakdowns
  • Demonstrates your duty of care to residents and leaseholders
  • Helps avoid legal action or enforcement notices

Protect residents, leaseholders and yourself

Managing a residential block means more than just keeping things running. It means ensuring all equipment is safe, compliant, and properly insured. Our Engineering Inspection and Insurance service gives you peace of mind, knowing your responsibilities are covered and your residents are protected.
